The site is a 9 acre parcel of land along the shore of River Cauvery in Ammathi, Kodugu Dist. The land was converted agricultural land and level. Building codes required a no-build zone of 100 feet from the boundary of the river which left a rather long strip of flat land on which to site the resort. Besides the rooms & cottages, the main facilities were placed towards the center of the plot and elevated on a man – made mound in order to try and get some river-views. The facilities are divided into 2 pavilion like pyramidal roofed structures, one which houses the lounge-restaurants & kitchen on the ground floor with a bar on the floor above. The other pavilion houses the health club, gyms, offices and the main reception area, and is separated from the other pavilion by a landscaped zone providing river views from the Reception Area. Rooms and cottages are placed at random intervals on either side of the main pavilions and are spaced to provide privacy. The idiom was to use tiled roofs to echo traditional buildings in the area and create a village like ambience.
